However, there were road improvements proposed to upgrade two existing road junctions and build a new link to the slip road leading to the PIE Expressway. The road project will occupy 6% to 7% of the former Tampines Court. Thus the actual land cost will be higher than the said $680 psf. Analysts had expected that the average selling price of the new development could range from $1,3xx to $1,5xx psf based on the marginal profit.

Till the recent, We still sell the units at an average of around $1,360 psf, ranging from the lowest $1,092 psf for a 1,722 sqft unit in July 2020 to the highest $1,620 psf for a 463-sqft unit in Sept 2020.
